Selling Property

Many people ask me the best way to sell my house quickly but the honest truth is that there is no magic formula. There are many people putting their homes on the market right now, some because they need more space for a new arrival, some so they can add a functional element such as a workshop or a soup kitchen, but the large majority of the sudden flood of for sale signs is down to people entering financial difficulties and having to downsize or move to rent.

When trying to sell my house quickly I often found its value being undercut by those sellers in financial difficulties, as for them getting the mortgage off their hands was nearly as important as maintaining any kind of profit. This situation of having to compete with desperate people is not a good position to be in, and at times I was seriously worried that I wouldn't be able to sell my house quickly.

Eventually an estate agent friend of mine pointed out that the best way to sell my house quickly when being undercut at my own price level was actually to try and lift my house out of that level. This is because houses are much more than bricks and mortar, and if someone can get a warm homely feeling as soon as they enter it then they will be willing to pay top dollar for it. Try a little investment in paint and the gardening and you will soon reap your rewards.
